Price to Subdivide Land in WA: Costs to Consider

September 14, 2026 | davidbeshay

The price to subdivide land in Western Australia can vary widely because subdivision costs are driven by the site, the planning framework and the amount of infrastructure work required. There is no single figure that applies to every block, so the best starting point is to understand the main cost categories before deciding whether a project stacks up.

What affects the cost of subdivision?

Common cost drivers include surveying, planning and application fees, servicing requirements, demolition where relevant, civil works, utility connections, drainage, retaining, access, crossovers, contributions and professional consultants. Corner sites and properties with straightforward access may be simpler than constrained sites, but every project needs to be assessed individually.

Planning and zoning come first

Before spending heavily on design work, confirm the applicable zoning, density coding and local planning requirements. A site that looks large enough to split may still be affected by minimum lot sizes, access requirements, setbacks, easements, heritage considerations or servicing constraints.

For Mandurah and Peel projects, local planning context can materially affect feasibility, so early advice from a surveyor or planning professional is worthwhile.

Servicing and civil works

One of the biggest variables is the cost of bringing services to each lot. Sewer, water, electricity, telecommunications and drainage can all affect the final budget. Retaining walls, earthworks and new vehicle access can add further cost.

This is why two blocks of similar size can have very different subdivision budgets.

Do not assess subdivision on cost alone

The key question is whether the completed lots or dwellings are likely to justify the total project cost, time and risk. A feasibility should consider purchase or holding costs, demolition, subdivision, construction, finance, selling costs and realistic end values.

If the property is already owned, it is also worth comparing subdivision against simpler alternatives such as renovating, selling the site as-is or developing a different configuration.

Before committing to a subdivision, understand what the resulting lots or completed homes may be worth in the current market. Request a property appraisal or contact Beshay Realty for a local sales perspective on Mandurah and Peel property values.
