Commercial property leasing
in Mandurah.

Finding a tenant for a commercial property is about more than quoting a weekly or annual rent. Rent structure, outgoings, permitted use, access, incentives and the proposed lease terms all affect the result. Beshay Realty helps Mandurah and Peel commercial owners consider how to position their premises and communicate clearly with potential occupiers.

A leasing plan built around your premises.

A street-facing retail tenancy, small office and industrial unit each serve different occupier needs. Access, signage opportunities, parking, loading, services, the current fit-out and approved use can be decisive. We start with the property and the prospective tenant types rather than advertising every commercial space in the same way.

If premises are vacant or an existing lease is nearing its end, the strategy also needs to address timing, presentation and any improvements worth considering before marketing.

Rent, incentives and outgoings

We discuss market rent evidence together with the lease structure, the likely tenant profile and any reasonable incentive discussion. Owners should understand the difference between advertised rent, recoverable outgoings and the effective commercial terms. See our guide to commercial rent versus outgoings.

A property presentation for occupiers

Clear dimensions, layout, access, usable facilities and approved-use information help suitable occupiers decide whether a property merits an inspection. We plan practical imagery and an accurate listing description and respond to enquiries about the property’s actual capabilities rather than assuming it suits every business.

Consider applicants and proposed use

Commercial tenant discussions can involve business history, intended use, financial capacity, fit-out requirements, make-good provisions, security and occupation dates. Some uses require planning or other approvals. We do not present a proposed use as approved without supporting evidence.

Terms that work beyond move-in

Rent reviews, option periods, outgoings, incentives, responsibility for works and maintenance and permitted use can shape the value of a tenancy over time. Lease documents and specialist legal or tax questions should be reviewed by the relevant professionals.

Our commercial leasing approach

01 / Review the premises. Understand the property, existing agreements and landlord objectives.
02 / Establish the offering. Consider comparable rentals, outgoings, presentation and possible occupier groups.
03 / Market and inspect. Prepare an accurate listing, handle enquiries and arrange appropriate inspections.
04 / Discuss lease terms. Evaluate proposals and coordinate the next steps with the parties and their advisers.

What Mandurah commercial owners should check before leasing.

Retail shop and other commercial leases are not interchangeable. Certain WA retail shop leases fall under the Commercial Tenancy (Retail Shops) Agreements Act 1985. Where the Act applies, the landlord must provide the prescribed disclosure statement at least seven days before entering the lease. The same rule should not be assumed for every office or industrial premises. Confirm the proposed tenancy classification and documents with a qualified adviser. See WA Consumer Protection commercial tenancy guidance.

Confirm the use before promising the premises. City of Mandurah business approvals explain that changing a business activity may need planning approval, while some fit-outs and building classification changes can need a building permit. Health approvals may be relevant too. A prior occupant, existing fit-out or tenant interest is not sufficient proof of approval for the proposed use.

A Mandurah property example. In a Beshay Realty commercial property discussion involving premises on Mandurah Terrace, a rear kitchen and grease trap were among the features reviewed. These may interest a hospitality occupier but do not establish approval for that business or mean the property is being offered for lease. A leasing brief should separate confirmed facilities from matters requiring council or specialist advice. Compare rent and outgoings, then discuss the premises with Beshay Realty.
